Quick answer

What does a pool and spa inspection include?

A pool and spa inspection is a visual evaluation of a residential pool or spa's accessible components: the interior finish and tile, coping and deck, pump, filter, heater, visible plumbing and valves, electrical equipment and visible bonding, lights, and safety features such as barriers, gates, and alarms. It identifies defects and safety concerns; it does not test water chemistry or pressure-test hidden plumbing.

What the inspection covers

A visual, non-invasive inspection of the readily accessible components of the pool and any attached spa, including their structures, interior finishes, coping, decking, installed barriers and safety features, circulation and filtration equipment, heater, jets, controls, lighting, and visible plumbing. Observed deficiencies are documented in the inspection report with photographs and recommended next steps.

Why pools deserve a separate look

Pools are common across Tampa Bay and are expensive to repair. Resurfacing, equipment replacement, and deck repairs are significant costs, and pool safety barriers matter for families with children. Florida's Residential Swimming Pool Safety Act (Chapter 515, Florida Statutes) sets barrier and safety-feature requirements for new residential pools; we document the safety features present so you can make informed decisions.

Pool/Spa FAQs

Does the pool inspection test the water?

No. It's a visual inspection of components and safety features. Water chemistry is a maintenance matter for a pool service professional.
